Your roof file

One page with everything about your roof: what it is, who put it on, what's covered and what's happened to it since. Print it, keep a copy, and add seasonal checks to your calendar.

Why keep one

The National Roofing Contractors Association suggests every homeowner keep a roof history: when it was installed, and every inspection and repair since. Most people only go looking for these facts when they need them, which is usually a bad week.

Want it saved to an account instead, with photos, and transferable when you sell? Use the free Roof Passport. You can import this file into it.

  • Selling your home. Colorado's standard seller's disclosure form asks the roof's age and material, whether it's under warranty, when the warranty ends, whether it transfers, and any property insurance claim ever filed, paid or not. See buying or selling a home.
  • Passing on the warranty. Transfers have deadlines. GAF says its residential warranties can transfer within the first year after the home sells. Malarkey wants an application within 30 days of the title transfer, or 60 days for roofs installed after July 2016, with proof of purchase.
  • An insurance claim. The adjuster will ask how old the roof is and what's been done to it. Knowing your deductible type before a storm helps too: many Colorado policies use a separate wind and hail deductible set as a percentage of your coverage. See insurance in plain English.
  • The next roofer. What's under the shingles, how the attic is vented and what was repaired last time all change what a fair quote looks like.

Part 1: your roof's facts and history

Saved in this browser only, so you can pick up where you left off. Nothing you type here is sent to us.

Fill in what you know and leave the rest blank. Your closing papers, the roofer's invoice, a permit search with your city or county and your insurance declarations page usually have the answers.

Your policy number is optional. Treat this file like any paper with account numbers on it, and leave the number off if you plan to share the printout with a buyer or a roofer. It stays off the printout unless you check the box near the print button.

"Download a copy" saves a small file you can keep with your house papers and load back here with "Import" on any device.

Part 2: seasonal reminders for your calendar

Pick the reminders you want and download one calendar file. It opens in Apple Calendar, Outlook and most phone calendars, and Google Calendar can import it under Settings, Import. Each reminder links back to the page that explains the check. Dates land on a Saturday where it makes sense, with an alert the morning before.

The "Google" link beside each reminder adds just that one event to Google Calendar in a new tab. The calendar file never leaves your device unless you send it somewhere.
